Lender Appraisal (and other inspections)
After You've completed your Home Inspection, Started your Loan Process and chosen the Closing Attorney, it's now just a matter of waiting on the lender's appraisal and any other inspections that the seller is responsible for..
If you are Financing a Home, the Lender will require an Appraisal before they approve a Loan so they can verify the value of the home they are loaning on.
Once the appraisal is done, the lender will notify the Buyer and REALTOR if the Home appraised or not.. If it did, then the loan is one step closer to approval.
If the Home does not approve, the lender will send a copy of the appraisal to the Buyer and REALTOR and we discuss options available.

Inspections for Termites, Water and Sewer
During this time the Seller is usually responsible, depending on the contract in having a Termite Inspection done and if an area that has no public or community water, a water inspection and/or Sewer Inspection performed...
